The Easiest Way to Actually Make Money With AI
Chris Koerner on The Koerner Office Podcast
0:00 99 out of a hundred people need the service.
0:02 That's a three to $5,000 upsell all day.
0:04 And a lot of people hear that and are like, "Oh, well,
0:06 like I'm I'm not an expert." You don't need to be an AI expert to do this.
0:10 You just need to be one step ahead of your average client,
0:13 which is literally you studying this stuff for like 7
0:15 days and then you can easily go out and sell it.
0:18 I did exactly that.
0:19 So, these are seven ways that anybody can sell AI services,
0:23 followers or no followers.
0:25 So, the first, and this one is such a no-brainer, but nobody is going to do it.
0:33 All right, guys.
0:34 Today we're going to zoom in.
0:35 I talk a lot about AI consulting, this and implement AI in a small businesses,
0:39 that yada yada yada,
0:40 but let's just talk about doing AI audits for small businesses.
0:43 That's it.
0:44 And getting paid $1,000 to do it.
0:46 And all you're doing is prompting Claude and using
0:49 a voice agent to interview a business owner about his business.
0:52 That's it.
0:52 That's all we're talking about today is selling AI audits
0:55 to small business owners for $1,000 with basically no cost.
0:59 It's almost pure profit margin.
1:00 I found a guy on Twitter who does exactly that.
1:02 He's very good at it.
1:03 He tells us how to get customers.
1:05 He has a sevenstep process for finding customers that we'll get to at the end.
1:08 And it's very real, very tactical.
1:09 You're going to love it.
1:10 I was at lunch one day with a friend of mine who was like, "Corey," he's like,
1:13 "I would literally pay you $1,000 just to follow me
1:16 around for a day in my office and just tell me
1:19 where I can be using AI." And that was like
1:21 a huge light bulb moment for me because I was like,
1:24 hm, that's interesting because he's probably not the only one who thinks that.
1:28 So there's probably a business here,
1:30 but obviously it's not scalable in the sense that I can't
1:32 just be driving around to different offices all day and doing that.
1:35 So what's another way we could do that?
1:37 And that led me to coming up with this AI audit product, which again,
1:41 I'm sure we'll get into the weeds of like
1:43 what that actually entails and how people can implement it.
1:46 But instead of following people around,
1:48 we literally just do a Zoom call for 45 minutes,
1:52 take the transcript, essentially feed it into Claude,
1:55 research a few different AI tools that people
1:57 can implement to solve some of their pain points,
2:00 and then deliver it in a report, and then do a follow-up call,
2:04 and then upsell them on a number of different services.
2:06 So that like in a nutshell, it's that simple.
2:08 I love how that like this business started
2:11 on that one conversation because you're like if
2:13 one person would pay a thousand bucks
2:15 for this, there's got to be more for your friend.
2:17 Did you literally follow him around or did you not even start with that?
2:21 Did you quickly learn that's not even necessary?
2:23 Yeah.
2:23 So, I didn't even start with that, but it was
2:26 I swear it was like such a light bulb moment.
2:28 Like I remember it so vividly him saying that and like at first
2:31 I I kind of brushed it off and then I'm driving home.
2:33 I just like could not shake that thought.
2:35 And I'm like, "All right,
2:36 if this guy who's super successful is offering me to, you know,
2:39 pay me so I can tell them how to learn AI,
2:42 there's got to be people all across the spectrum
2:44 of business owners who need this exact same
2:47 thing." In talking to probably 50 to 100 different
2:50 business owner sense that has absolutely been the case.
2:53 Like 99 out of a 100red people need the service.
2:57 All right, you're speaking my love language here.
2:59 What about in lie of a 45minut Zoom call?
3:02 Would it be more or less effective slashefficient for them to just have
3:07 a normal workday and just loom the whole
3:09 thing like screen record the whole thing?
3:11 So, a couple of of ways I want to go with that.
3:14 So, and I think what I'm going to kind of tell you next,
3:16 I think you're going to love it.
3:17 But that's actually what we did first, right?
3:20 Because this audit, we actually call it
3:22 an assessment because it's just a little less aggressive.
3:25 Yeah.
3:25 Yeah.
3:26 People hate audit getting audited, but they don't mind doing an assessment.
3:29 So that was actually the first iteration of the assessment is when we were kind
3:34 of piloting this out and doing some some of these for free to get feedback,
3:38 which I recommend anybody do.
3:39 We asked people, we said, "Hey,
3:41 can we add you to our Loom account as a user?" And then all we
3:45 ask you to do is when you sit down to do a deep work session,
3:49 hit record, work for 60, 90, 120 minutes,
3:52 and then that'll pipe it right back to us.
3:55 And then we can take that screen recording
3:57 and you know essentially do the assessment based off that.
4:00 And what we found is that was just asking too much of people.
4:04 They hadn't used Loom before.
4:05 It's too foreign.
4:06 Yeah.
4:06 It's too foreign.
4:07 And it is part of our daily routine as it is.
4:11 So whatever one more Zoom, but this is like, all right, what?
4:15 Huh?
4:15 Yeah, we found it was way too much friction.
4:18 What if I spend 30 minutes on Reddit?
4:19 Like do I need to pause it?
4:20 Like are you going to judge me?
4:22 There's all kinds of variables in there.
4:23 So, I can see why that wouldn't work.
4:25 Okay.
4:26 And and so, just not to jump too far ahead, but as you can probably imagine,
4:30 the bottleneck in the initial iteration was, well,
4:32 I can't be following people around all day at the office.
4:36 The bottleneck in this iteration is, well,
4:37 there's only so many Zoom calls I can do in a given day.
4:41 Now, the current iteration is a voice
4:43 agent with a phone number that the business
4:45 owner can call and have a 20 to 30 minute conversation with this voice agent,
4:51 which is like shockingly good.
4:52 Like we've tested it thoroughly.
4:54 You'll talk to this voice agent and you're like, "Wow,
4:56 I literally feel like I'm talking to a human and the voice agent,
5:00 her name is Annie, she's the one doing the assessments now.
5:03 She's asking the questions and when they hang up with her, it pipes right back
5:07 to our other AI agent who then
5:09 analyzes the transcript and builds the report." So,
5:11 you don't even do the Zoom calls anymore.
5:13 Not anymore.
5:14 Right.
5:14 That's that's our most recent iteration as of like the last couple of weeks.
5:18 Do you basically say call this number at your convenience 24/7 doesn't matter.
5:22 and just answer the questions.
5:23 Correct.
5:23 Yeah.
5:24 So, that's the way we have it set up now is that they just call a number.
5:27 Yeah.
5:28 They can talk to it at 2 in the morning if they want.
5:31 And Yeah.
5:31 Are those questions standardized or does the AI
5:34 like adjust on the fly based on the answers?
5:37 Yeah.
5:38 So, when we originally when we did the first assessment,
5:41 we just had a very general question bank.
5:43 And then what we've noticed is that obviously
5:46 everybody we do these for, they're a little different.
5:48 And so, we've done probably eight or nine different industries now.
5:51 And so we've kind of taken that and combined it into a master bank
5:55 so that voice agent can pick the questions that make sense for that industry.
5:59 Starting general and then kind
6:01 of moving more specialized throughout the process,
6:04 which is how I did it when I was doing them.
6:05 Hey, YouTube's fine, but what about when you're driving around?
6:07 What about when you're mowing the lawn?
6:09 You need my audio podcast, The Kerner Office.
6:12 Just look up TKO Pod in Apple, Spotify, or wherever you get your podcast.
6:16 Can we try it?
6:17 Yeah, we can call it right now.
6:19 All right, let's see.
6:19 Let's call it right now.
6:20 Hi there, I'm Annie from Return My Time.
6:22 Thanks for hopping on.
6:23 This is a quick chat to learn about your business and what your day-to-day
6:27 looks like so I can spot the best places AI can give you time back.
6:31 You ready to get started?
6:33 Yeah, Annie, let's get started.
6:35 Awesome.
6:35 What's your name?
6:36 My name is Chris.
6:38 Nice to meet you, Chris.
6:39 So, tell me, what do you do in your business?
6:42 I am a an e-commerce entrepreneur.
6:44 I sell things on Amazon.
6:46 How long have you been selling on Amazon?
6:48 Uh, almost nine years.
6:50 Nine years.
6:50 Wow.
6:51 You've seen all the Amazon waves.
6:53 Do you run this solo or do you have a team helping you?
6:57 I have two warehouse employees and I have four virtual assistants.
7:01 Oh, nice.
7:02 That's a solid setup.
7:03 What tools or software are you and the team
7:06 using dayto-day to run the Amazon business?
7:08 So, we're using the full Google Workspace suite, Sheets, Docs, etc.
7:13 And then we're using a tool called Smart Scout.
7:16 Perfect.
7:16 That gives me a good snapshot of your stack.
7:19 What's the biggest headache in your workday right now?
7:22 I would say finding new suppliers is our biggest bottleneck.
7:25 Yeah, that makes total sense.
7:26 And so Chris, she'll go on for 10 or 15 minutes.
7:29 Yeah, we can I I think I've got a good glimpse of it.
7:33 Okay.
7:34 Yeah, so that's that's kind of the gist.
7:36 And like as you can see right, I've talked to a lot of different, you know,
7:40 answering services or or bots before and I feel like she is
7:43 one of the more humanlike ones that I've come into contact with.
7:46 And of course, she'll just kind of go on with that line of questioning for 10
7:50 to 15 minutes or up to 20 minutes and really dig in on those pain points.
7:53 And she's not going to prescribe any tools or any solutions on the call.
7:57 That's not her job.
7:58 She'll then take that transcript, like I said,
8:00 and then pipe it over to a different AI
8:03 agent that we built specifically to create those assessments.
8:06 And how did you build that uh voice agent?
8:09 Yeah, so my business partner Nick, he is the technical brains.
8:13 I know he built the voice agent on the back of retail.ai, which I think is re L.
8:20 Yeah.
8:21 Yeah.
8:21 And so, and then the actual processing the transcripts and building the report.
8:26 He's built a a series of multiple skills to go
8:29 and do each step of the process one at a time.
8:32 And so, I'm I'm sure you're probably familiar with skills,
8:35 but maybe we could define that for the audience if they haven't heard of that.
8:38 Yeah, just like a it's like a literal skill that an AI agent can perform.
8:42 Maybe it's like opening Chrome browsers
8:45 or scraping something or emailing people, right?
8:47 Yeah.
8:48 That's a skill is essentially like an SOP, a standard operating procedure.
8:52 So it's like the recipe that you build one time and then you hand it
8:56 to the AI agent and then the agent just
8:59 follows that recipe the same way every time, right?
9:02 So for example, in our assessment process, we have a skill that takes the raw
9:06 transcript and cleans it up and formats it appropriately.
9:09 and then it might go and you know search through thousands of different AI tools
9:14 on the internet to find the specific ones
9:16 that meet the pain points from from the client.
9:19 Now with that said right cuz I know we're going to talk
9:22 about how someone can copy this idea and do it themselves.
9:26 You don't need this like complicated layer of agents.
9:29 You don't need to build all these skills from scratch if you're starting out.
9:33 You can literally take the transcript of your conversation
9:36 with the client, give it to Claude,
9:38 tell it to go find a couple off-the-shelf tools that meet their needs,
9:42 and it'll do it'll do it just fine.
9:44 Right.
9:44 And then ask how to install those offtheshelf tools.
9:47 Right.
9:48 Exactly.
9:48 Cool.
9:48 This sounds interesting.
9:49 Never heard of it.
9:50 How do I do it?
9:51 Yeah.
9:52 Like this.
9:52 Exactly.
9:52 I mean, we still do that to this day.
9:54 like it'll you know we built a a pretty intricate setup
9:57 to go and do this research but sometimes it'll send me it'll prescribe
10:00 a tool for the client and I'm like that's never heard
10:03 of that tool like what does that do so then I'll just ask claude
10:06 explain it to me like how would they actually implement this in practice
10:09 so that I can get a good feel for what the tool
10:12 does when I'm going into the follow-up call with the client
10:15 and I can confidently pitch it as a good solution to their problem.
10:19 Okay.
10:19 So 1,000 bucks from your friend.
10:21 He's a a busy mortgage broker.
10:23 Are you able to show us what you provided to him?
10:26 Was it generated by Claude?
10:28 Yeah.
10:28 So this this particular report, it's not generated by Claude.
10:32 So what the the agent does is it outputs uh a docx file.
10:36 So basically just a word doc file and then we can upload that to we
10:40 use gamma which is an essentially like
10:43 an AI document and slideshow creation tool.
10:45 So, I'm happy to share my screen and show you assessment example because this is
10:49 going to be this is going to be where a lot of the the juice is,
10:54 especially for anybody that wants to replicate this.
10:56 And so, just as a heads up for people too, right?
10:59 So, this template here that we've got in Gamma, if somebody wants this template,
11:03 which they can literally download, upload themselves,
11:06 and start creating these assessments for themselves,
11:09 they can go to auditlate.ai AI and get a free I'll just literally send
11:14 you a free copy of this template here so you can start doing this.
11:17 Beautiful.
11:18 And so audit template.ai.
11:20 Yep.
11:20 Exactly.
11:21 So inside gamma anytime we want to do a new assessment we just upload the docx
11:27 to the template and it just uses AI
11:29 to generate it perfectly like this every time.
11:32 So you know I'll kind of run through each section at a high level.
11:36 So we start off with an executive summary which is just
11:39 kind of reiterating the pain points that they mentioned during the conversation.
11:43 This is the outcome that they could receive by implementing
11:47 our suggestions which in this case was 8 hours per
11:50 week that they could reclaim from I think it was
11:53 only four or five tools that we recommended during this report.
11:56 So again I'm not going to go super deep.
11:59 I'm just going to cover it at a high level.
12:01 But the second slide here is what we call the effort versus impact matrix.
12:05 So this is where we take everything that every pain
12:08 point that they gathered during the uh during the conversation.
12:12 The AI will go and map on a on a matrix from effort versus impact.
12:18 And so this report is designed to focus on what we call the quick wins,
12:24 which are the pain points that are both
12:26 low effort and high impact to implement, right?
12:28 So like stuff that we can just literally install a tool and it fixes it.
12:33 And then here the recommended solutions.
12:35 This is the meat of the report.
12:37 So again in this case one of the pain points
12:39 that they have is like hey we're having a lot
12:42 of Zoom calls and Google meets and meetings
12:44 with our team but it's like nothing ever comes from them.
12:47 And I mean Chris to me and you like
12:50 the thought of not using a a meeting co-pilot like Yeah.
12:53 Noteaker like a Fathom or a Fireflies like that's so foreign to me.
12:58 But we got to remember that like 97% of people still aren't using these tools.
13:02 So, this was such a no-brainer recommendation.
13:05 It's like, hey, well,
13:06 use Fathom.ai and it's going to automatically join your meetings.
13:10 It's going to capture the transcripts.
13:12 It's going to extract action items.
13:13 And guess what?
13:14 It's free, right?
13:15 I use it and I'm on the free plan.
13:17 I've never had to pay for it.
13:18 Now again, I'm not going to go through
13:20 every one because I think you understand the concept.
13:22 But the biggest one for this particular client,
13:25 which to me I was super proud of because this was a a slam dunk use case.
13:31 So this client is a they manage wedding venues,
13:35 like wedding rental venues, right?
13:36 And they've got kind of a portfolio of them and they
13:39 have a board of directors that that they have to report to.
13:43 And so this particular person runs operations and every week,
13:46 in fact on Saturdays,
13:47 she's having to take 2 hours a week on Saturdays to put together
13:52 analytics reports for their marketing by hand
13:54 because she's so busy during the week, she can't do it during the week.
13:59 And so what we found is that she was going into Google Analytics,
14:02 Meta Ads, Google Ads, all the different platforms,
14:05 copying that information into a spreadsheet,
14:08 and then taking the information from the spreadsheet
14:10 and putting it into a PowerPoint.
14:12 And we found a tool called Dash This, which literally isn't even an AI tool.
14:17 It's just an off-the-shelf SAS tool that plugs into those analytics
14:21 tools and just puts the information into a dashboard.
14:24 So, it cuts out the PowerPoint and the Excel spreadsheet step and it
14:28 costs $42 a month and it's going to save her two hours a week.
14:32 This right here is going to save her eight hours a month.
14:35 Like, I think most business owners out there would
14:37 trade $42 a month to get eight hours back.
14:40 Right.
14:41 Right.
14:41 So, these are the types of like tools
14:43 and recommendations that we're giving to people here.
14:45 So, when you generate this report, do you just send it to them or do you
14:48 hop on a call and walk through it with them?
14:50 Yeah.
14:50 So, that's what I was saying earlier.
14:52 So, we always send it to them in advance.
14:54 So, typical turnaround time is going to be within 48 hours.
14:57 We send over your report and then you'll see when we get to the bottom,
15:01 there's a place for them to book a 30 minute follow-up call.
15:04 So, we give them the report beforehand for them to review
15:06 and then we jump on a follow-up call with them where, like I said earlier,
15:10 I'm literally screen sharing my screen just like I am with you right
15:13 now and we're walking through it just like I am with you right now.
15:17 Okay.
15:17 So, a,000 bucks for this first one.
15:19 Was your friend happy?
15:21 So, we're charging a,000 bucks now.
15:23 Actually, when I first started,
15:24 we did the first two or three for free to get testimonials
15:28 and to to really work out the kinks of the whole process.
15:32 After free, it was $200 an assessment.
15:34 After 200, it was $500 and now we're charging a,000.
15:38 And the feedback all along the way at every price point is like,
15:41 "Wow, I wish we would have known about these tools 6 months ago.
15:45 This is great.
15:46 What else can we do together?" which is, you know,
15:48 I'm sure what we'll get into shortly,
15:50 the all the upsell opportunities that come from this.
15:52 Let me ask you something.
15:54 How many leads have you lost because nobody picked up the phone?
15:57 An 8:00 p.m.
15:57 call comes in, you're at dinner, and you let it go to voicemail,
16:00 and by the time you call back the next morning,
16:03 they've already hired someone else.
16:04 And that's reality.
16:05 Leads come in after hours when emergencies strike.
16:08 And when you miss the call, you miss the job.
16:12 And it's not about quality, it's about speed.
16:14 Highlevel built an AI employee to fix just this.
16:17 It answers real phone calls, talks to leads,
16:20 qualifies them, and books appointments directly on your calendar 24/7.
16:25 Also, it'll handle text, DMs, and web chat.
16:29 So, you can stop missing revenue just because you couldn't grab the phone.
16:34 Oh, and you can also white label the entire
16:37 thing and resell it to your clients as your software.
16:40 charge them monthly and that is
16:42 recurring revenue that you didn't have yesterday.
16:46 So check out gohighlevel.com/tkopod and they will give you
16:49 a 30-day free trial to see what I mean.
16:52 They're paying you to be upsold exactly because if you you know if you
16:56 and that's what we realized too is that like well when we were charging
16:59 $200 of course like they got value out of it but to the client
17:02 it was like oh it's 200 bucks like how good can it be right?
17:06 It was one of those like perceived value things of the $200 assessment.
17:09 But now that we're charging $1,000,
17:12 clients are way more they're just way more bought into, you know,
17:16 looking at it and paying attention to the suggestions and we're taken a lot
17:21 more seriously when it's time to discuss
17:23 an upsell because they've already invested $1,000.
17:25 Well, now we might as well, you know,
17:27 take this thing to the finish line and see what we can do next.
17:30 If you have a legitimate reason for charging
17:32 them say 3500 for doing something bigger after
17:35 this, it's a much harder like a bigger jump to go from 200 to 3500 than it is.
17:40 So you're almost shooting yourself in the foot later on by being cheap early on.
17:44 Like you just shoot yourself in both feet so to speak.
17:47 Right.
17:47 Exactly.
17:48 If you charge a,000 then like 3500 it's
17:51 not it's still in the ballpark, you know?
17:53 What's an example of a a common upsell?
17:56 So, you you charge a,000, they pay it, you show them the audit.
17:59 How much are you going to charge for what type of service?
18:02 Yeah.
18:02 And I'll show you essentially our upsell menu.
18:04 I'm happy to do that.
18:06 Let's do it.
18:07 Yeah.
18:07 And I just want to finish out kind of what's in the assessment here real quick,
18:11 too, just to kind of put a bow on it for people.
18:13 So, after we go through the the recommendations,
18:16 then we've got what we call a 4-day quick win plan where we just
18:20 try to make it super super simple
18:23 for people to implement what we've suggested, right?
18:25 Because a lot of times people get this and they're still overwhelmed.
18:28 So it's like, hey, day one,
18:29 all you got to do set up Fathom and connect it to your calendar.
18:34 Done, right?
18:34 So the quick win plan is designed to just bring it down
18:37 to the ground level and make it super easy for them to implement.
18:40 And then when it comes to upsell opportunities,
18:43 that's what this section is all about.
18:45 What comes after quick wins?
18:46 So this is kind of where we're planting that seed in their mind of like,
18:50 well, hey, this report gives you all the quick wins, but what's in this section?
18:54 this stuff is a little bit of a heavier lift.
18:56 So the this is what the bulk of the conversation comes down
18:59 to when we're talking about like what can we do next, right?
19:02 So in this case, we recognize that they're not using a CRM.
19:06 This is a sevenf figureure business that is literally not using a CRM.
19:10 So hey, how about we set up a go highle CRM
19:14 for you and connect it to your to your other tools, right?
19:18 That's easily a $3 to $5,000 proposal, right?
19:21 And then how about we create a clawed skill that captures your brand
19:26 voice so that a lot of your social media content isn't generic,
19:29 which is one of the pain points they mentioned in their interview, right?
19:33 And you can go on and on.
19:34 So that's what that section is.
19:35 And then we we quantify the financial impact of like, hey,
19:38 you're getting 8 hours per week back if you implement our suggestions.
19:42 We just assume the month or the hourly rate is $100 an hour,
19:46 but for most business owners, it's a lot higher than that.
19:50 in this case is, I think, $3,200 minus the monthly tool cost of what
19:55 we're prescribing here of $59 a month.
19:57 So, we try to make it super simple that like, hey,
20:00 if you just do what we say, it's it's worth it.
20:02 If I were you, I would take this slide,
20:04 duplicate it, and put at the very top as well.
20:07 Right saying that, no, right as you were saying that, I was like, "Oh,
20:10 that's I know what he's going to say, and I'd need to do that." Yeah.
20:13 Because it's a hook.
20:14 It's like, "All right, how you know?" That's really good feedback.
20:17 And so if you want to go into all the upsell opportunities.
20:20 So inside of Claude, I kind of put together this little diagram today.
20:25 So here at the top is is like a high level of the whole
20:29 process if somebody wanted to just copy exactly the way we do things.
20:33 But if we want to get into the actual upsell menu.
20:36 So one of the things that you can
20:39 upsell is what we call process optimization work.
20:42 So, you know, naturally for during this assessment,
20:45 we're going to uncover a lot of things that people just want to automate, right?
20:48 They're like, "Hey, this thing's t this thing's eating up 10 hours a week.
20:51 I just need to automate it.
20:53 I just need to hand it off to AI and be
20:55 done with it." But what we find is that, well,
20:57 this process is taking you 10 hours a week
21:00 because it's 15 steps and it should be seven steps.
21:03 So, we're not just going to automate the current process.
21:05 That's going to be you're just going to be speeding up in efficiency.
21:09 First, we got to fix the process, right?
21:12 And that's going to be one engagement in and of itself.
21:16 And we've successfully sold process optimization engagements for $3
21:19 to $4,000 at a time just to fix one process.
21:23 And then to actually go and automate it or add AI to it,
21:27 that's a whole separate engagement, which might be another three, five, 10K.
21:31 Does that make sense?
21:32 She's Yeah.
21:33 Yeah, I mean as a Zapier junkie, like a a certified Zapier junkie,
21:37 I think some of these things I could knock out in like 15 minutes,
21:42 you could, but the the business owner, there's still a lot of value, right?
21:45 Like that's after a decade of tinkering with Zapier.
21:48 Like my Zapier account is way old, you know?
21:51 So like that decade of experience allows me
21:54 allows you to charge $1,000 an hour for something.
21:57 Exactly.
21:58 You know, you're right.
21:59 And so, so that's just kind of the the first
22:01 place we go is a lot of times process is broken.
22:04 We got to fix it first.
22:05 That's going to be that's a three to $5,000 upsell all day, right?
22:09 Second thing, exactly like you said,
22:11 is sometimes they just need like a two-step zap created.
22:16 Mhm.
22:16 Or like a make.com automation implemented.
22:18 In that case, right, 1 to 3K is pretty standard.
22:22 Actually, for this exact client that I just showed
22:24 you the redacted uh assessment for the wedding venue business,
22:28 we did a build for them $1,500 a Zapier automation to essentially
22:34 format their ASA projects in a certain way every time they got
22:38 a new client because their operations manager was having to come
22:41 in and spend 30 minutes per client to set up this Asauna project.
22:45 Built them a Zap year automation, 1,500 bucks, done.
22:48 Saved him a ton of time and they loved it.
22:51 Right.
22:51 So amazing.
22:51 That's another one.
22:52 And then this one, this is actually we're in the middle of one of these projects
22:57 right now and we've got another one
22:59 in the pipeline is a simple knowledge system.
23:02 So another client that we did uh an assessment for.
23:06 He is the owner of a business brokerage.
23:09 He does uh five to seven listings per year, right?
23:12 Because these are bigger deals.
23:13 That's a lot of money.
23:15 Yeah, it's a lot of money.
23:17 He's killing it.
23:17 But every time he goes to list a business,
23:20 he's getting 200 to 400 emails just in the first week from potential buyers.
23:26 I know that business well.
23:28 It's a tough business.
23:30 Yeah.
23:30 But so not only tire kickers, but of the 400 questions,
23:35 95% of them are the same 10 questions.
23:37 So I told Just like real estate.
23:39 Yeah.
23:39 I mean, my wife's a real estate broker and every
23:42 call is just her answering questions that's in her freaking listing.
23:46 Exactly.
23:46 Come on.
23:46 Yeah.
23:47 So, and that's why I told him, I'm like,
23:49 "Ron, you you are the owner of this company.
23:52 Like, you have no business answering all these questions.
23:55 Let's just create a custom GPT that we train on your SIM,
23:59 which is essentially the marketing package for the listing.
24:02 We create a custom GPT trained on your SIM,
24:05 and we just give that to buyers so that that can handle 95% of the Q&A workload,
24:10 and only 5% of the questions make it into your inbox." and he loved it
24:15 and we we built that for him and it's it's saving him a ton of time.
24:19 So that's another, you know,
24:20 example of what we call like a knowledge system, right?
24:24 Super honestly pretty easy to build,
24:27 but the the key there is in the system prompt.
24:30 For example, you know,
24:31 don't give the listing company's phone number out and you know,
24:34 don't give this specific financial data out.
24:36 Make sure you only give this, right?
24:39 But once you've done the system prompt one time,
24:41 we can go and sell that to him for every listing he ever has again.
24:45 You see what I mean?
24:46 Yeah.
24:46 Now, you've mentioned brokers a few times, real estate, business brokers.
24:50 Are there certain industries that this sale,
24:53 both the audit and the upsells work better for?
24:56 Cuz you know, with any any service in any
24:58 industry is going to work better or worse.
25:01 What kind of patterns have you noticed?
25:03 Yeah, that's a good question.
25:04 So, I don't want to say that like it doesn't work well
25:08 in one industry versus another because we've had clients across the board.
25:12 Like we've had again realtors, business brokerages, wedding venue operators.
25:17 We had one recently who owns a barber school.
25:19 It's just it's all across the board.
25:21 I mean, my my honest answer would be if you if you have
25:25 a team and it's not you're not just a solo operator and you're you know,
25:29 you got your hands in a lot of different pots in your business,
25:32 it's probably going to be a at least the assessment
25:34 is probably going to be a good fit for you, right?
25:36 And I'd say if you're in the if you've got like five to 50 employees,
25:42 then the assessment's a no-brainer.
25:44 And there's probably going to be
25:47 at least three to five upsell opportunities across,
25:49 you know, some of these different buckets here.
25:52 Okay.
25:53 I think the the golden question is how do you find customers here?
25:58 Yes.
25:58 How do you find customers?
26:00 That's a great question.
26:01 So, I've got you covered there.
26:04 So, I actually wrote uh an article on X a couple weeks back.
26:08 I think the title of the article was seven ways
26:11 to sell AI services if nobody knows who you are.
26:15 So, these are seven ways that anybody can sell AI services,
26:19 followers or no followers, right?
26:21 So, the first and this one is such a no-brainer, but nobody is going to do it,
26:28 is to host a local AI meetup in your town, right?
26:32 You go on Luma, you go on meetup.com and you literally just say,
26:36 "Hey, AI for small business meetup." And I did exactly that.
26:39 Not like a presentation, not a seminar, a sales pitch,
26:42 a sales pitch, but I think it's important that you are the authority.
26:46 You're the guy that put this thing together, like the organizer of it.
26:50 That automatically makes you the deacto smart guy in the room.
26:54 Right.
26:55 Exactly, guys.
26:56 TK owners.com.
26:56 That's my community where people are building businesses.
27:00 I do AMAs, Q&As's every week live.
27:02 You can ask me anything you want.
27:03 You can have accountability partners.
27:05 It's about a thousand people in there building, starting, growing businesses.
27:08 Check out TKO as in the current office, tkowners.com.
27:11 And a lot of people hear that and they're like,
27:13 "Oh, well, like I'm I'm not an expert.
27:15 I've only been learning this stuff for like 2 weeks." And chances are that's
27:19 13 days longer than every other person that's going to be in attendance, right?
27:23 So, I did exactly that.
27:24 I reached out to actually the realtor that sold me my house and asked her.
27:29 I said, "Hey," because I know she's well connected in the community.
27:32 I'm like, "Hey, do you want to either partner
27:35 on this free AI event or can I, you know,
27:38 do it inside your office for your team?" And she
27:40 was more than happy to help me facilitate that.
27:43 So, I did a free AI meetup inside of her office.
27:47 And many people that attended were brokers
27:49 and and honestly the broker in charge in her office.
27:52 And that is I did exactly what you said, Chris.
27:55 I just did a free little 20 25 minute presentation, pure value, no pitch at all.
28:00 Captured emails at the door of people that were
28:03 there and and we did an assessment for and it, you know, it turned into revenue.
28:07 So that's something that anybody can do.
28:09 It just takes, you know, a little bit of promotion, a little bit of hustle.
28:13 That's it.
28:13 I guarantee you I could pitch some sort of workshop or some sort of actual
28:18 paid event at their office and I can virtually guarantee they'd go for it.
28:23 Yeah.
28:23 Right.
28:23 So that that one's a no-brainer.
28:25 AI meet up in your city.
28:27 Now the next one, and Chris,
28:29 I know you'll appreciate this, is to door knock some local businesses.
28:33 Again, something that 99.9% of people are never going to do.
28:39 But it's like door-nocking a business to try to talk about AI in 2026.
28:44 Do you realize how easy of a conversation that is versus door-nocking
28:49 a business and trying to sell them like insurance or, you know,
28:54 even home services because of how everybody is thinking about AI right now.
28:59 Like you're not even showing up trying to sell something.
29:02 you're just trying to show up and have a conversation
29:05 about how they are or aren't using AI in their business.
29:08 And as always, we lead with value.
29:10 And if it turns into a sales conversation, so be it, right?
29:13 But that's a really easy way to get your foot in the door,
29:17 especially if you're new and especially if you're only charging,
29:19 you know, 200 bucks for an assessment or 500
29:22 bucks for an assessment if you're starting out.
29:24 Would you agree?
29:25 Yeah.
29:25 Yeah.
29:26 100%.
29:26 What about the free audits?
29:27 Can you speak to that?
29:29 Yeah.
29:29 So, and like I said earlier, this is kind of how we started off
29:33 in in trying to prove this concept and get some testimonials.
29:36 So, I'm a part of this just like local CEO
29:40 peer group here with there's like 11 or 12 guys, all different industries.
29:44 Most of them are older, right?
29:45 They're not very in tune with AI, but they're all successful business people.
29:49 And I reached out to all of them and I said, "Hey guys,
29:52 I'd love to do a free audit for two or three of you guys.
29:55 Are you open to that?" And of course, they were like, "Well, yeah, obviously.
29:59 why wouldn't we be?
30:00 So, we did exactly that.
30:02 We did the audit.
30:03 We delivered it to them.
30:04 They saw the value.
30:05 They gave us a testimonial and that was that.
30:07 So, from there, the free audit doesn't need to be the end of the line.
30:11 You could then, you know, tactfully upsell those people because you know them.
30:15 It's somebody in your network, a a warm contact most likely.
30:18 Who's to say you don't do a free audit and then turn around and do a, you know,
30:23 $1,500 Zapier automation build, right, to to start with them?
30:27 You know what I mean?
30:29 Yeah.
30:29 I love it.
30:30 What about office hours?
30:31 Yeah.
30:32 So, that's another one that again anybody could
30:34 do and you don't need to be an expert.
30:37 You just need to be one step ahead of the average person,
30:40 which isn't that hard these days.
30:42 So, you could go to a co-working space or I
30:45 mean kind of like I did with the AI meetup,
30:47 like go to any of the realtor offices in your town.
30:50 You know how many realtor offices if you went to them and said, "Hey,
30:54 can I just host a free uh weekly
30:56 or monthly AI office hours in your office where I
30:59 literally just show up and sit there and work
31:02 on my computer and if people have AI questions,
31:05 I just answer their questions." Like, they're all going to say yes to that.
31:09 And you know, you're you're either going to get audit clients out of that.
31:13 The brokers in charge at the office might
31:15 want to talk to you about doing workshops.
31:17 I mean, the very worst thing that would happen if you did that is you get
31:21 a lot of really good contacts who know a lot of other people in the area, right?
31:26 Like virtually no downside,
31:27 especially if if you're just getting into this game, right?
31:30 Are there any other like tips or tricks or lessons you had to learn
31:34 the hard way that you could pass advice on to people to help them avoid that?
31:38 That's a great question.
31:40 So, I would say really specializing in one upsell to start.
31:44 And that's something we are still trying to get better at is like,
31:47 you know, when you get into this business and you're doing the assessments,
31:51 you start to see a hundred different things
31:53 that you could potentially upsell for a client.
31:55 But what I find is when you're a jack of all trades, you get spread really thin.
31:59 So again, if you're starting off,
32:02 get really good at the assessment and then let's just say
32:06 your your main go-to upsell is like a custom GPT, right?
32:09 So that's kind of what you're looking to upsell every time.
32:13 That doesn't mean that you say no to other upsell opportunities,
32:16 but that's kind of your bread and butter and that's
32:18 what you do really good at and that's what you productize.
32:20 So that would be my advice is just don't don't try to get
32:24 spread too thin and don't bite off more that you than you can chew.
32:27 uh especially in the early days.
32:28 I would even take it a step further and say like find
32:32 the upsell that's most closely tied to either revenue or savings for them.
32:36 Yes.
32:37 Go there.
32:37 Revenue specifically, right?
32:39 The one that's less nebulous, but like this one will make you x more dollars
32:44 per month or save you x more dollars per month.
32:47 And a really good one there and this is actually the very first
32:51 AI engagement that paid engagement I ever did is a speedtole AI agent.
32:56 Right?
32:56 So what you find is that a lot of a lot
33:00 of service businesses particularly they they're
33:02 not picking up the phone fast enough.
33:04 Right?
33:05 Leads are coming in.
33:06 They're getting emails from leads at 1000 p.m.
33:08 or 2 a.m.
33:09 or at a time when they can't answer the phone or the email.
33:12 And if they don't answer within 10 minutes or sometimes even less,
33:15 that lead's going somewhere else.
33:17 So the very first AI solution I built for somebody was a within make.com,
33:23 which you can do the same in Zapier,
33:26 an AI agent that when somebody submits a form on their website,
33:30 it responds but in a personalized manner,
33:32 not just like, hey, we received your form, you know, we'll get back to you.
33:36 It looks the person up.
33:38 It tailor a response to them and then it can have a conversation back and forth
33:43 with them to get a call scheduled with an actual salesperson and in this case
33:47 get a tour scheduled for a wedding venue because it was that same wedding
33:52 venue business that I mentioned because their saleserson
33:54 all day she's doing tours in person.
33:57 So they have leads coming in on the website and she's been doing tours all day.
34:01 So she can't get back to them until 6 7 8 hours later.
34:04 So when we implemented this speed tole agent that's
34:07 trained on all their FAQs and everything about their property,
34:11 they started booking more tours immediately and it was
34:14 it directly tied to revenue because their average deal size
34:18 is 11 grand and they know that if they get
34:21 somebody on a tour they have a 40% close rate.
34:24 So, it's so easy to quantify, oh,
34:26 if this speed tole agent gets me, you know, one, if not two more tours a month,
34:31 it's going to make me an extra 11 grand is really what it comes down to.
34:35 When you take the transcript of the call
34:38 or of the the Zoom call or the voice agent call,
34:41 what is the prompt you give to Claude to get that output, the audit output?
34:45 What I will say for the audience is
34:47 that they don't need to get crazy with the prompt.
34:50 They can literally say to Claude, "Hey,
34:52 I've attached the transcript of a conversation I had with a local business
34:56 owner." Your job is to go out on the internet and find any
35:01 AI tools or just any software tools that they can implement that are
35:05 offtheshelf that can fix the pain
35:07 points that you've identified from the transcript.
35:09 Like it can be that simple.
35:11 And there are some websites, I think Futuredia is one of them.
35:15 also is one called there's an AI for that I
35:19 think.com that are literally just directories of thousands of AI tools.
35:23 So you could just tell Claude, "Hey,
35:25 go search futurepedia and find some tools that solve the pain points
35:29 that this client has based on this transcript." You see what I mean?
35:33 Yeah.
35:34 Yeah.
35:34 I never heard of Futuredia.
35:36 Well, Corey, is there anything that we should have covered that we didn't cover?
35:39 Anything we missed?
35:40 This has been excellent.
35:41 I think we touched on all of it.
35:43 No, I mean the the one thing I'll leave everybody with is again,
35:46 you don't need to be an AI expert to do this.
35:48 You just need to be one step ahead of your average client,
35:51 which is which is literally you studying the stuff for like
35:54 seven days and then you can easily go out and sell it.
35:57 So that'd be my best tip.
35:59 Just get after it.
36:00 Okay.
36:00 Well, thank you, Corey.
36:01 Is there uh where can everyone find you?
36:03 Yeah, so they the best place is on my podcast called Build with AI,
36:07 which is on YouTube and on any podcast platform.
36:10 I do live AI builds and tutorials twice
36:13 a week and that's going to be the best place.
36:16 Okay.
36:16 Thank you, Cory.
36:17 Thank you, man.
36:18 Listen, I need more people like this to interview on my podcast.
36:21 So, if you know of someone with a sidehustle
36:24 or a business that's unique and cool and super profitable,
36:27 email Molly M o lycofounders.com.
36:29 That's one word, coofounders.com.
36:31 Molly co-founders.com.
36:33 Tell her your story and we'll give you
36:35 a hundred bucks if we end up interviewing them.
36:37 Please share with a friend, hit a like or a comment below,
36:39 and we'll see you next time on the Kerner
